Housing Health & Safety Rating Scheme Guidance (HHSRS)

All rented properties in England and Wales must meet certain standards to make them habitable.

The Housing Health and Safety Rating System (HHSRS) is a risk based evaluation tool used to identify potential risks and hazards to health and safety from any deficiencies identified in a dwelling.

It was introduced in the Housing Act 2004.

The HHSRS assesses 29 categories of housing hazard and weights each one to obtain a score, which will identify if a property has any category 1 or 2 hazards which will need attention.
